Builder locked in!

We have finally locked in a plan, a builder, and paid a deposit.


The builder is Porter Davis, the plan is the Camberwell 29, and the month set to start construction is January 2010!

After a couple of months of deliberating over builders and plans, ironically the first builder we looked at was Porter Davis, so after going through all the other builders we've come full circle. Our initial deposit has been paid and contracts are the next step. We've gone through the plan with a microscope and put everything we wanted into it. The only thing we wanted to change about the plan was putting an extra door from the garage into the 'mud' room and moving the laundry door to the 'mud' doorway (apparently a lot of people are doing the same).

The Camberwell is only a new release and is selling like crazy, so we're very happy it's taken us so long to decide otherwise we would have missed this new home.

For us walking through the display sealed it for us. It had everything we need for our growing family. The big appeal was the rumpus at the end of the house that had a doorway through to the kids bedrooms as well as the family room, so it makes it kind of like a kids retreat. Which is what we were looking for.

As our kids are heading for their teens, zones are very important for us, and the Camberwell offers this very nicely.

So much more to follow in this process, and I will post a plan up as soon as I can work out how to.

Hi Tania,
We have planned to put the alfresco in the space between the meals and family, as the outside doors from the house go off the dining room.
This is where they had the alfresco on the display at officer.
In future we will extend the alfresco out to the end of the house.

Thanks for the reply, I have received a quote of that size Alfresco in the display atArena Parade, officer.

$ Provide alfresco option approx 4530mm x 4900mm $6,456

Are getting same sort of price or less?
I have not yet signed up with them. Please let me know if prices or size varies.
Also are you getting two Stump or front pillar on the Balgownie Facade or only one (thats on the display), that facade costing about $2100, are you building at officers or cranbourne north?
I really appreciate your information.

Hi Cathy

Would please share your Mud Room Concept with me, i am not getting it, I m first home buyer, novice. I might add that extra door in the garage, if it is useful.

I m just on Priliminary stage of variation quotes with PD, I bought the land that porter davis lot. I have to build with them.

I m now stressed about what colour to choose for wall paint, tiles colour, bricks, carpet, etc.
They are also quoting 2 Overhead cupboards in the kitchen for extra $811.
If you please help, that would be a great help! I am confused on what to do?

Hi Tania,
The quote you have for the alfresco sounds about right, I think we were quoted about the same.
We were going with the Balgownie Facade, but as one of our neighbours is building with that we cant use it under the rules of our 'Laurimar' estate. We are building in the North at Doreen.

As for your 'mud room' question, you have the option to put a door from the garage directly into the 'mud room', instead of your only access being through the laundry door. That way you can dump shoes, coats etc in the mud room when you come in from the garage.

We are still in the process of picking paint, kitchen etc colours, and yes it is a big job. As for your kitchen cupboards, that sounds about the quote we got for overhead cupboards.
Porter Davis are good, but you do have to ask a lot of questions and make sure you know what you're paying for.
